The client required a full Cat A and Cat B fit-out of a recently acquired Grade A office building in Manchester city centre. The programme was complicated by the need to maintain occupation of two floors throughout the works, requiring careful phasing and coordination with the incumbent tenant.
Aspire was appointed as principal contractor and self-delivered all M&E, carpentry and building works disciplines — eliminating subcontractor interfaces and giving the client a single point of accountability.
A detailed phasing plan was developed in collaboration with the client and tenant, sequencing works to protect the occupied floors while maintaining programme on the vacant floors.
Weekly client reporting and an open-book cost model provided full transparency throughout the 14-week programme.
The project was delivered on programme and within budget, achieving a BREEAM Excellent rating for the fit-out. The client subsequently awarded Aspire the ongoing FM contract for the building.
